ELITE REGION COVENANT
Please read over the rules and information in this MYSTIC ESTATES ELITE REGION COVENANT.

The Elite Region Rental Covenant governs over the sale of whole sim Elite regions of Mystic Estates. Please read the covenant in its entirety. Failure to comply with the covenant will result in loss of tenancy with no refunds.
-You may use your sim for residential, commercial or both. You can choose the rating of your sim (PG, Mature or Adult)
- All forms of commercial venues (businesses selling or offering goods or services) are allowed except real estate ventures and businesses.
- You may share the rented sim with other residents but they must be acknowledged on your lease.
- You may rent stores and shops to other residents, but you must not be branded as a real estate company, nor rent office or shop space to other real estate developers or companies.
REGION USAGE:
ELITE REGIONS may be used for residential or commercial usage which have malls, clubs or other venues.
IMPORTANT
• Can not change the Covenant for this region.
• You can NOT restart this region from your viewer. This Opensim grid needs to have regions restarted only by the land Owner which is Mystic Estates, and only by the IO website tools. Restarting regions from the viewer will result in errors on your sim.
• Regions are automatically restarted daily for preventative maintenance. If you would like to choose the hour of the day your restart occurs please let staff know.
• Regions are backed up weekly on an automatic schedule for preventative maintenance.
• After purchase you can set or deed the land to any group you want.
• If you choose to leave early there will be no refund for early termination.
• If in arrears, Eviction occurs in 2 days.
• Staff is not responsible for your sim performance since all Mystic Estates sims receive preventative maintenance. It it your responsibility to keep your own lag to a minimum. If you are having any problems please let us know and we can try to help you.
• Mystic Estates and Staff assume no responsibility for grid outages. We do not compensate for time lost since this effects everyone grid wide and is beyond our control.
• Mystic Estates Staff must always be on allowed residents list for the sim.
• Mystic Estates Staff reserves the right to visit any region or parcel to check covenant violations and check the region performance.
• Copybotted, stolen or unlicensed products for sale or resale are NOT allowed. If you are using someone else's sculpt maps, mesh, kits or other items to create or for resale you must have obtained a license to properly do so. It is YOUR responsibility as a merchant to ensure that your products have full licensing for sale at any and ALL Mystic locations. Mystic fully supports the protection of IP rights for all digital artists and creators. Anyone found in violations of these rules will be ejected from land group, have ALL items returned, tier will NOT be refunded.
NOTE: Mystic runs a clean and HONEST business model and we will NOT sit by while our fellow creators are ripped off. The best policy is to 1- CREATE your own items or 2- Obtain licensing for the elements you are using for resale.
RULES AND ADDITIONAL INFORMATION:
1. Tenancy requires membership in the Mystic Isle Estates group.
2. No rezzing on other tenants parcels or sims.
3. No griefing of any kind on any Mystic Estates regions.
4. If you have a dispute with a neighbor report it to Mystic Estates Staff at your earliest convenience, and provide proof of claim (screenshot, chat log etc)
5. No excessive scripting or scripted objects which may cause lag on your sim.
6. If you have menued furniture or items please go the menu before you leave your menu and click stop. This uses simulator memory unnecessarily.
7. Scripted pets, Breedables, vehicles and other scripted items are allowed to be rezzed. Scripted pets for sale are suggested to be double boxed so that the scripts of stationary sale items will not have an effect on your sim performance. It is not advised to have a sample of every scripted item rezzed.
NOTE: Rezzed Breedables (or Pets) for sale. Keep in mind that breedables, depending on the number rezzed with active scripts, may cause various problems with a region's performance. Staff is not responsible for your sim performance if you choose to have breedables. If the situations escalates and affects other regions performance on the same server Staff will discuss the potential solutions with you such as ending tenancy, removing or reducing the number of breedables.
8. You may have additional persons on your rental contract. See Staff to ensure they are acknowledged as a partner on your rental box.
PRIM COUNTS AND PAYING TIER:
Tier can be paid with in-world currency known as $Ps. NEVER pay a Staff member directly unless you are paying one of the Owners. Only make payments through the Rent Boxes.
As a tenant it is your responsibility to be aware of when tier is due. If paying through the Mystic Estates Real Estate office rental boxes you will be sent reminders when you are close to the expiration of your current rental. When paying online you will receive a receipt in-world with the tier expiration date printed on it for your records.
If tier lapses we (Mystic Estates Staff) will assume you are no longer continuing tenancy and your parcel will be checked for prims you may have left behind. Any prims remaining on the parcel will be returned for your convenience instead of deleted. Returned prims will typically appear as a coalesced item in your lost and found folder of your inventory. Your place as tenant in the Land group will also be removed when you are no longer a tenant. If you have also joined the private sandbox group your membership there will end along with your tenancy.
All tier is non-refundable.
SUPPORT:
We ask for your feedback and that you report any time you have a problem, question or concern. Staff online indicators are at the Real Estate Office for you to see who is currently online. If staff is not currently online we ask that you contact us through our Customer Service online. (Or note card the issue in lieu of an IM which could be lost) Staff will check the mailbox at the Real Estate Office daily but its best to actually contact us through our online Customer Service if we are not in-world since we will get that quicker. Use the link to our online site then select whether you need tenant support or just general support.
If you have a personal dispute with another Mystic Estates tenant on your land, typically Mystic Estates will not interfere. We would hope that tenants resolve disputes between themselves in a mature and respectful way. If the dispute involves our covenant or a TOS violation we ask that you contact us promptly. We will do all that we can to see that the matter is quickly attended to. Our goal is to help you make the most of your in-world experience and provide the best in virtual Real Estate and our Customer Service.
